Who's Behind This Site

I'm Rick Powell, a real estate investor and licensed general contractor from the Detroit metro area. I bought my first house back in 1985 — a fixer-upper — and that purchase kicked off a career in real estate that's spanned four decades and counting.

Being a general contractor meant I wasn't just buying and holding properties. I was the one who actually knew what a new roof cost, how to evaluate a failing foundation, and whether a "light cosmetic rehab" was really going to turn into a money pit. That hands-on perspective shapes the way I think about rental property ROI — because the numbers on paper don't mean much if you're not accounting for real-world costs.

During the 2007 financial crisis I worked directly alongside a seasoned investor, helping evaluate and rehab distressed properties. That experience gave me a front-row seat to how rental economics really work when markets get rough — and how smart landlords protect their cash flow when others are losing theirs.

I also hold a real estate license, so I understand the legal and financial side of property ownership, not just the nuts and bolts.
